Project Overview.

Located in the heart of Uptown New Westminster, 612 7th Avenue is a 29-storey purpose-built rental tower surrounded by restaurants, shops, transit, and community amenities. This high-rise development helps meet the growing demand for housing in one of the Lower Mainland’s fastest-growing urban centres, while also contributing to the revitalization of the Uptown neighbourhood. The project features 10,000 square feet of ground-floor commercial space, including a 521-square-foot unit on Princess Street that will be operated by a local New Westminster non-profit. This space will function as a family drop-in centre and provide small-volume programming designed to strengthen community connection and support.

Mechanical Solution

True Mechanical led the mechanical systems installation, delivering a comprehensive HVAC and domestic hot water solution with high-performance efficiency and reliability. On the roof, we installed both an air-source heat pump and a boiler dedicated to domestic hot water production. These systems feed a rooftop mechanical room housing the heat exchanger, storage tanks, pumps, and a glycol loop—designed for resilient, year-round serviceability and energy recovery.

Heating and cooling for resident suites is provided via a Mitsubishi VRF system, supported by fan coil units in every suite. These fan coils offer zoned hydronic control, minimizing duct runs and acoustic impact while optimizing energy use. All condensers are also located on the roof to improve indoor floor layouts and reduce equipment noise.

Corridor pressurization and fresh air make-up are handled via a rooftop make-up air unit. This unit integrates with dedicated outside air systems (DOAS) equipped with energy recovery ventilators (ERVs), ensuring high indoor-air quality and compliance with mechanical ventilation codes

By combining rooftop heat generation, hydronic fan coils, rooftop condensers, and energy‑efficient ventilation, True Mechanical delivered a seamless, scalable mechanical package that supports long‑term comfort and performance in a high-density urban setting.
