Project Overview.

Artesia Metrotown is a highrise and townhouse development coming to a quiet part of Metrotown, in an area fringed by parks. The tower shares the site with a YWCA in a separate low-rise building. True Mechanical proudly provided comprehensive HVAC and plumbing solutions for this project, ensuring efficient climate control and water distribution throughout the building.

Mechanical Solution

All suites feature 4-pipe fan coils, programmed to run continuously at medium speed, adjusting only when heating or cooling is required. A low-speed energy recovery ventilator (ERV) enhances air quality and efficiency. The make-up air (MUA) system integrates a hydronic water distribution network powered by two variable-speed pumps, supplying heating and cooling to fan coils, duct-mounted coils, radiators, and air handling units. Additionally, two air-source heat pumps operate in a primary-secondary configuration, delivering chilled or hot water to the entire building.

True Mechanical supplied and installed all plumbing fixtures and managed domestic cold water, hot water, storm, sanitary, gas, and irrigation systems, ensuring seamless functionality and reliability.

Domestic hot water is provisioned by 3 condensing gas fired domestic water heaters. These are located in the residential mechanical room on the roof level. The heaters are manufactured by Laars and produce 1,535 MBH each. Using a series of 3 Storage tanks, 4 Electric re-heat tanks and recirculation pumps, these HWT’s will supply hot water to all 46 levels of residential suites.

For the heating and cooling, Icon is utilizing a VRF system and individual fan coil units for each suite. There are 31 outdoor condensing units, paired to a fan coil unit in every suite.
