Project Overview.

Targeted for LEED-platinum status, the building’s unique design was inspired by Japanese lanterns and called for an intricate approach to mechanical systems. Working in collaboration with a talented team of builders and stakeholders, the building is powered and heated by 100% renewable energy, uses smart sensors to save energy, and incorporates both rainwater recycling and waste management processes. This project is a 24-storey, 34,400 m2 office tower comprised of clusters of four-storey steel-framed cubes around a central concrete core.

The primary challenge of the project was the building’s unique design – inspired by a Japanese lantern and designed by OSO from Tokyo. The building form is a series of stacked boxes cantilevered with a steel structure. This design required intricate mechanical system collaboration with multiple construction disciplines and tenants.

Project Outcomes

Due to the difficult nature of building mechanical systems within the steel structure, our team found success in implementing solutions through VDC. Specific systems that were prefabricated allowed us to mitigate time and space and spatial contraints were full fabrication of public bathroom groups, mechnical and water entry rooms, and distribution routing. Our commissioning process was designed to accomodate the different stakeholders including base building and multiple tenant improvements.
