Project Overview.

Sen̓áḵw is the largest First Nations Real Estate economic development project in Canadian history and the largest Real Estate Development partnership with any First Nation in Canadian history. It's also the largest net zero operational carbon residential project in Canada. Sen̓áḵw will consist of 1200+ affordable homes and 6000+ rental homes. The project also will offer historic architectural, cultural, artistic, construction, and entrepreneurial opportunities for the Squamish Nation.

Mechanical Solution

The Mechanical and HVAC Systems are part of a coordinated approach using a district energy system, by Creative Energy. The DE system is aiming to be Net-Zero Carbon emission with the use of SHARC systems (sewer heat recovery). This will be achieved using centralized high efficiency heat pumps to move heat from the SHARC system to the DE Space. For peak demand, there is 2 x 2,000 kW Electric Boilers. In addition, there will by 6 x 1,650 kW gas boilers for reserve back up.

From the DE center, 4 lines will extend into the 3 towers. These are Chilled Water Supply (CWS), Chilled Water Return (CWR), Heated Water Supply (HWS) and Heated Water Return (HWR). These 4 lines will enter into an Energy Transfer Room, one room in each tower. In this room, the DE lines will transfer energy to the building lines through the use of a heat exchanger. From here, the building lines will supply the heating, cooling and domestic hot water for each individual unit.

In each individual suite, there will be something called an Energy Transfer Panel. This energy transfer panel will transfer the energy from the CWS or HWS to provide heating, cooling and domestic hot water. The heating/cooling is provided through a forced air fan coil system by Jaga. In total, there are 1404 total ETPs and individual Fan Coils for the residential suites. There are also commercial fan coil units in the CRU spaces.
